On the company

Why should anyone trust a young company?
Trust does not come from age but from traceability. ESMA Industry works to standards that are recorded in writing and publicly accessible. Anyone who knows the basis of a decision can examine it — irrespective of how long the company has existed.
What does ESMA Industry stand for, before property enters the picture?
For a system: defined standards, documented processes, named responsibility. Property is the result of this way of working, not its starting point.
Who carries responsibility during a development?
Responsibility remains with the company and is assigned by name within every project. Architecture, engineering and construction are provided by specialist partners; management, decisions and liability are not delegated.
Is ESMA Industry a construction company?
No. Construction is carried out with architects, engineers and contractors. ESMA Industry is responsible for development, management and sale.

Collaboration

How does a collaboration begin?
With a written set of facts. For an initial assessment, location, area and building law are sufficient — or, for financing questions, scope and time frame. A response with an assessment follows, including when it is negative.
What happens to submitted documents?
They are used exclusively to assess the matter enquired about and are not passed on to third parties. The details are set out in the Privacy section.
When does ESMA Industry decline?
When benefit, quality or accountability are not given. A refusal is reasoned and is not turned into a negotiation.

Projects

On projects

Why does ESMA Industry publish no reference projects yet?
Because a project counts as a reference only once it is demonstrably complete. Intentions, studies and visualisations are not presented as achievements. Until the first completion this section remains empty.
How are development sites selected?
We examine location and access, building law and procedural risk, urban context and the question of whether lasting residential quality can be created. Economic viability is examined last, not first.
When will the first project appear?
A date is stated only once it can be committed to. Until then the information remains open.

Financing

On financing

How are projects financed?
Project by project, with equity, bank financing and financing partners. The structure is defined per project and secured before construction begins. No project is started whose financing depends on future sales.
Are investment products offered to private individuals?
No. What is sold are completed properties and apartments, not participation or investment products.
How are cost deviations handled?
Deviations are documented and communicated to the partners concerned as soon as they are known — not at the end of the project.

Transparency

On transparency

Why is some information marked TO BE CONFIRMED?
Because it has not yet been formally confirmed. Such information is marked, not estimated and not omitted. The marking is removed as soon as evidence exists.
Why are the standards published openly?
Because a standard is binding only if it can be examined. Publicly accessible rules allow partners, municipalities and buyers to measure our work against our own statements.
What is not published?
Information belonging to third parties, ongoing negotiations and personal data. Everything else is either presented with evidence or marked as open.
